In June 2023, Türkiye witnessed a total of 83,636 house sales. While this indicates a 44.4% decline compared to the same month the previous year, it provides essential insights into the current state of the real estate market in the country. Regional Distribution of House Sales in June 2023
- İstanbul took the lead with the highest share of 16.2%, recording 13,578 house sales.
- Ankara and Antalya followed closely with 7,325 and 4,503 house sales, accounting for 8.8% and 5.4% respectively.
- On the other hand, provinces like Ardahan, Hakkari, and Tunceli reported the lowest number of house sales, with 17, 29, and 44 transactions respectively.
House Sales in the First Half of 2023
During the first half of 2023 (January-June period), Türkiye experienced a 22.1% decrease in house sales, with the total reaching 565,779 units. Understanding the market’s performance in this period can offer valuable insights for potential investors and buyers.
Mortgaged House Sales
Mortgaged house sales in Türkiye faced a significant decline of 66.8% in June compared to the same month in the previous year, totaling 13,463 transactions. Throughout the January-June period, mortgage sales recorded a 28.6% drop, resulting in 121,530 sales.
Of the mortgaged house sales, 4,698 transactions in June and 39,499 transactions in the first half of the year represented first-hand sales.
Other House Sales
In June 2023, other house sales accounted for 70,173 transactions in Türkiye, marking a 36.1% decline from the previous year. These sales constituted a significant 83.9% share of all house sales during this month. In the January-June period, other house sales experienced a 20.1% decrease, summing up to 444,249 transactions.
First-Time House Sales
First-time house sales in Türkiye totaled 25,886 in June 2023, revealing a decline of 42.1% compared to the same month the previous year. These sales constituted 31.0% of all house sales in June. During the first half of the year, first-time house sales recorded a 17.9% decrease, amounting to 171,158 transactions.
Second-Hand House Sales
June 2023 witnessed 57,750 second-hand house sales in Türkiye, indicating a 45.4% decrease from the previous year. Second-hand sales constituted a significant 69.0% share of all house sales during this period. In the January-June period, second-hand house sales decreased by 23.8%, with a total of 394,621 transactions.
House Sales to Foreigners
In June 2023, house sales to foreigners experienced a notable decline of 69.6% compared to the same month the previous year, with a total of 2,625 transactions. Foreign buyers accounted for 3.1% of all house sales in June. Among the regions, Antalya ranked first with 1,004 sales to foreigners, followed by İstanbul with 760 sales and Mersin with 223 sales.
In the first half of 2023, house sales to foreigners dropped by 45.5%, resulting in 19,275 transactions.
Nationalities Leading in House Purchases
According to the data, citizens of Russia emerged as the largest group of foreign buyers in Türkiye, purchasing 733 houses in June. Other prominent nationalities included Iran with 333 house sales, Iraq with 175 sales, and Ukraine with 168 sales.
